QUALIFICATION REQUIREMENTS

Please ensure to read carefully and be aware of all criteria before you apply.
All adults over the age of 18 years who will reside in the unit MUST apply (No unauthorized occupants are permitted).

  • Valid Picture I.D. and Social Security is required for all adults.
  • Copy of the immediate last 3 Pay stubs and last 3 months of complete visible full Bank Statements. (For Self-employed we require taxes).
  • No evictions  in the previous year - No monies in arrears with previous landlords. 
  • No job offer letters: At least two pay stubs of actual (verifiable) employment are needed. 

Income: Applicant must earn a verifiable Net Income of at least 2.5 or 3 times the market rental rate (depending on the property).

Rental History: Each applicant must have a verifiable rental history of at least (1) year with a management company or private owner, living with or renting from a family member will be considered as first time renter and may require an additional security deposit.

Background check: Each applicant will be subjected to a criminal and credit  background check. Safety is always a priority at all properties managed by Kohler Property Management Co. 

Credit History:  Credit history will be reviewed.  Minimum Credit score required.  Landlord may ask for additional security deposit based upon credit.

 A lease guarantor will be used upon approval process.  Application fee is not refundable.
 Any extra docs will be asked via email, prospects should respond within 72 hours to avoid app denial.  Should you have any questions or doubts, please feel free to discuss your concerns with Management before applying.  Any false information given on the application will result in application denial.

Application Fee: $60-$150 depending on property. 
Fee includes credit & background check processing.
